Real estate law; and

The municipality of Hilversum sometimes sells and rents real estate or establishes property rights (such as leasehold and building rights).

What do you need to know

Buy from the municipality

  • When we offer buildings or land for sale, the sale almost always takes place publicly
  • We outsource a public sale to a real estate agency, which will place the offer on Funda, among other things.
  • A link to the official announcement of the sale or the intention thereof will be placed on this website under announcements
  • In exceptional cases, there will be no public sale, the municipality will then sell 1-on-1 to a buyer. A link to the official announcement of the intention will be placed on this website under announcements, in which an explanation is included why only that party is eligible

Establishing a property right

  • We own lands on which property rights are or have been established. When establishing a property right or selling it, the municipality first decides for what purpose the land is issued
  • If it turns out that one party is suitable, we will establish a property right for this party. A link to the official announcement of the intention will be placed on this website under announcements, which will include an explanation of why only that party is eligible
  • If we do not issue the land 1-on-1 but publicly, then we will start a public selection procedure. A link to the official announcement of the intention will be placed on this website under announcements

Rent from the municipality

We own buildings and land that we primarily want to rent to parties that contribute to a municipal policy objective. When municipal real estate becomes available, we first decide whether the real estate can be used for a policy objective. If it then turns out that one party is suitable, we rent it to this party.

  • A link to the official announcement of the intention will be placed on this website under announcements, which will include an explanation of why only that party is eligible
  • If we do not rent 1-on-1, we offer the public for rent via a broker or via our website. A link to the official announcement of the intention will be placed on this website under announcements. Parties can then register

Procedure for renting and establishing property rights

As soon as a property becomes available and we are looking for a new tenant or business owner, the following steps are taken:

  1. Publication of the real estate on the municipal website under municipal real estate offers and/or announcements.
  2. By public selection:
    1. registration by interested parties
    2. preliminary selection of the candidate
    3. Applicants who are not selected as candidates will be notified
  3. An agreement is concluded with the candidate if he meets all the conditions set. An integrity screening in accordance with a Bibob investigation can be part of the procedure
  4. Once the agreement has been signed, a date will be scheduled for delivery and handover of keys.

undermining

  • In tackling undermining, the municipality works together with the police, the Public Prosecution Service and the Tax Authorities, among others.
  • The municipality is making an extra effort to prevent money laundering in the Hilversum real estate world. For that reason, a Bibob research be part of the procedure
