What do you need to know
Because each plan is unique, additional steps, agreements (with other authorities or agencies, for example) or research may be necessary.
Feasibility testing
An application for an environmental permit requires a clear and complete elaboration of your plans. For example, consider the costs and time that the plan takes. It may therefore be wise to first submit your plans to the municipality to test their feasibility. We have set up 2 processes for this, namely a preliminary investigation or exploring an idea.
Explore idea
For complicated or larger plans, we advise you to first test the feasibility via the 'explore idea' option.
- The first step in the treatment is that a contact person is assigned and that we discuss your idea internally. Advisors from various relevant fields are involved
- The advisors will then give you an initial draft advice
- If your proposal or idea is not feasible, you will be told immediately. If we do see opportunities to further develop your idea, we will organize an exploratory table. You can be present there to discuss your (possibly modified) idea with us
- If there is sufficient support for your plans, they will be discussed during an environmental table with all relevant advisors, you and involved people from the neighborhood
- You will receive written advice from the municipality in the form of an interim or final message. A final message is not permission or permit. Based on this message you can choose whether you apply for an official permit
Request preliminary investigation
When conducting preliminary investigations, you should consider smaller structures such as dormer windows, extensions or a clear change in the use of an existing building.
- The municipality examines whether your plan complies with the environmental plan and whether the municipality is willing to deviate from it if necessary. In addition, your plan will be tested against the aesthetics memorandum in the Spatial Quality and Monuments Committee (CRK&M).
- A preliminary investigation is only tested once against the environmental plan and discussed once in the CRK&M
- You cannot make changes to the plan during treatment
- You will then receive a written final advice, which is not a decision. Therefore, you cannot derive any rights from this and you cannot file an objection
- Depending on the outcome, you can choose to start a subsequent preliminary investigation or apply for an official permit
Apply for a permit
- You can apply for a permit via the Environment counter
- After your request, we will appoint a practitioner who will contact you about the procedure. This will be followed by a substantive investigation
- If necessary, minor changes can be made to your plans. Ultimately, a decision will be made about your application. This could be a permit, but also a refusal
- You can object to the decision. This also applies to other persons involved
