You want to install a dormer window. You often need a permit for this. You can do a permit check and request via the Environment Desk. Special rules apply in a protected cityscape. You must always apply for a permit for a monument.

  • If you do not know the quality of your building, you can contact the Public Affairs department, Backoffice team, via 14 035 of environment permit@hilversum.nl
  • Plans that, for example, in terms of dimensions, design and detailing meet the aesthetics rules are usually processed faster

Involve the neighborhood (participation)

  • In Hilversum we recommend that anyone who starts a project (initiators) contact people who live in the area or are involved in another way (stakeholders) at an early stage. That's called participation
  • For example, it may concern residents who want to place a dormer window, but also companies that want to build a new residential area

Request

  • You do it digitally through it Environment counter. You need your DigiD or eHerkenning for this.
  • Or you make the request in writing. In the Environment counter start the application and answer the questions. You can download, print and send the digital application form to the municipality by post. Send the completed application form with all requested documents to:

Drawings 

  • View examples of previous awards an example drawing (pdf, 553 kB)
  • Situation drawing (scale 1:500) showing:  
    • The size of the building and the land
    • How the building is located and where the site boundaries and roads are
    • Where are the entrances to the site
    • The grounds next to it and the buildings on it
  • Floor plan (scale 1:100) of the floor where the dormer window will be built (a horizontal section, 1200 mm above floor level, existing and new)
  • Drawings of the exterior (facade views, scale 1:100, existing and new)
  • Longitudinal section (1:100 scale, existing and new)
  • Horizontal (scale 1:5) and vertical (scale 1:10) details of parts on the outside of the building, which determine the appearance
  • Construction drawings with dimensions of the constructive parts
  • Photos of the existing situation with the buildings next to it
  • The material and use of color

Sizing

Dimensions in millimeters of:

  • The difference in height between the bottom of the dormer window and the roof base/gutter
  • The difference in height between the top of the dormer and the roof ridge
  • The height of the dormer window (bottom of dormer to top of dormer)
  • The width of the roof of the building
  • The width of the dormer window
  • The distance between the sides of the dormer window and the sides of the roof surface
  • The height of the top of the dormer window, measured in relation to the adjacent site
  • The height of the floor partition at the dormer window, measured in relation to the adjacent floor

After your request

  • After your request you will receive a confirmation email
  • We will only process your application once you have submitted all documents and data
  • We will process your request within 8 weeks. The municipality may extend this period once by a maximum of 1 weeks
  • If your application is not complete, the municipality will send you an email to request the missing information. The time you get for this does not count in the treatment period of 8 weeks
  • You will receive the decision by email. The decision will also be published on government.nl

6 weeks of objection

  • You and other persons affected by the decision (stakeholders) will have 6 weeks after the decision has been sent to to object
  • As an applicant, you will be notified if there is an objection
  • The day after you have received the permit, you may start the activities at your own risk as long as they are reversible. You may be required to revert the changes at your own expense if an appeal is accepted

Report when you start and when work is completed

  • You must always report when you start construction
  • You do this at least 2 working days before the start of construction
  • You report it via Environment counter
  • You must also inform the municipality no later than the first working day after the work has been completed
  • You may not use the structure before you have informed the municipality

What does it cost

  • We charge costs for processing an environmental permit application
  • The costs vary per request and number of activities
  • A permit to build a dormer window costs a percentage of the contract price (the amount for which a construction company does the work, without VAT), plus €300
  • Additional costs may apply

  • You also pay costs if the permit is not granted or if you stop the application
