Sometimes a soil investigation is necessary to see if the soil is contaminated. A soil survey is carried out by a company. The municipality assesses the soil investigation.

What do you need to know

Soil investigation is required

  • You need an environmental permit to build
  • You start or stop an activity that can pollute the soil
  • The purpose of use of land or building changes

If demolition work still needs to be carried out at the site where you are carrying out the soil investigation, you will carry out the investigation after the demolition.

Conditions soil investigation

  • Complies with the NEN-5740 standard
  • Was performed by a certified company
  • In a suspicious situation: is a maximum of 2 years old
  • In case of a non-suspicious situation: is a maximum of 5 years old

Suspicious situation

  • A previous study found too much pollution
  • Polluting activities are now being carried out or have been carried out in the past

Pollution

  • If moderate or strong soil pollution is found, the magnitude of this must be determined
  • If there are health risks, a building permit can be refused, but usually additional requirements are added to the permit. This may be, for example, that you have to clean the soil (remediation)

No soil testing required

  • It is not a living space. This means that on average someone is in space for less than 2 hours a day
  • The expansion of the built-up area is less than 50 m2 and the location is not suspicious
  • There are already sufficient useful research results available at the municipality. You can request soil information at the municipality

What do you have to do

  • If you have had a soil investigation carried out, you must have this assessed by the municipality
  • You will be told where to send your soil investigation when you apply for the permit
